At Peak Property Management, we fill our rentals on a first-come, first-served basis. The moment a completed application and required fees are submitted, the process moves forward. If you have found a property you love, we encourage you to apply right away. We move quickly because our owners and tenants count on us to.

Move-in costs vary by property. In most cases, you can expect to pay the first month's rent and a security deposit before receiving your keys. Some properties may also require last month's rent. We make sure every requirement is communicated clearly upfront so there are no surprises on move-in day.

All applicants must be of legal age to enter into a lease agreement. In Tennessee, that is generally 18 years or older. Every adult occupant is required to submit a separate application.

Yes. Security deposits are refundable when the home is returned in good condition, all lease terms have been met, and there are no outstanding balances. Deductions may apply for unpaid rent, damages beyond normal wear and tear, or cleaning costs. We handle the deposit disposition process with full transparency and in accordance with Tennessee law.
-
A cosigner may be required when an applicant does not meet the income, credit, or rental history qualifications on their own. Cosigners are held to the same financial standards and must sign a guarantor agreement. Our team will walk you through the process clearly.

Applications can be submitted online or in person. You will need a completed application, the application fee, proof of income, and valid identification. Our team reviews every application thoroughly and communicates with applicants throughout the process because we believe responsiveness is not optional.
-
Rent can be paid through our online tenant portal, by automatic bank transfer, or by check or money order depending on the property. We make it straightforward because on-time rent collection matters to the owners who trust us with their investments.
-
Before bringing a pet home, review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent. Others have restrictions based on the owner's guidelines. We will give you a straight answer so you can make the right decision.

All tenants listed on a lease share equal responsibility for the full lease term. If one person wants to remain in the property, they will need to demonstrate that they can qualify independently or identify a replacement tenant who meets our screening requirements. Management approval is required before any changes to the lease are made. Contact us early so we can guide you through the options.
-
Most leases require written notice before vacating. Check your lease for the specific notice period required and submit your intent to vacate in writing before that deadline. Our team will confirm receipt and walk you through the move-out process so everything is handled properly and on time.

Peak Property Management handles routine maintenance and repairs directly through our own in-house technicians. We do not rely on third-party vendors. Tenants may be responsible for costs related to damages caused by negligence or misuse. All maintenance requests should be submitted through the proper channels as soon as an issue is identified. We respond promptly because we know that fast, reliable maintenance is what keeps properties in top condition and tenants confident they are in good hands.
